Florida ADUs, built for income.

ADU rules are set by your city or county, not the state. Florida's proposed statewide ADU bill (SB 48) passed the Senate but did not become law in 2026. We check your local ordinance before we draw anything.

The numbers

Cost, income and the rules, in plain terms.

Three things decide whether an ADU makes sense on your lot. Here is where each one stands in 2026.

Cost

What it costs to build

Most detached ADUs in South Florida land between $210,000 and $310,000 all-in for about 600 square feet. We price yours to the dollar before you commit.

Income

What it can earn

An estimated $15,000 to $30,000 a year in gross rent at 2026 one-bedroom market rates, before vacancy, taxes, insurance and maintenance, and subject to your city's rental rules.

Rules

Who sets the rules

Your city or county, not the state. Size caps, setbacks, parking and rental minimums vary from one jurisdiction to the next. We read your local ordinance first and design to it, so the permit set is right the first time.

Why Spire

Why build your ADU with Spire.

We handle the rules

We check your city or county's ADU ordinance, draw to it, and run the permit and inspection path for you, start to finish.

Hurricane-rated

Impact windows, reinforced roofing and moisture-resistant assemblies. Built to Florida code, not to a catalog.

Transparent pricing

One fixed number before you commit. Changes get priced and signed before the work happens, never after.

Built for ROI

Laid out for tenants and for resale: a real kitchen, a real bedroom, its own entrance, and finishes that hold up to renting.

How it works

From ordinance to occupancy.

Four steps, in order. No drawings until step one is done.

01 · Ordinance check

Confirm what your lot allows

We pull your zoning and your city or county's ADU rules and tell you plainly what can be built, how big, and whether it can be rented the way you intend.

02 · Design and price

One set of drawings, one number

Plans drawn to your ordinance, then a fixed price for the whole scope, in writing, before you commit.

03 · Permit

We carry it through the building department

Submittals, comments and revisions are ours to handle. You get updates, not homework.

04 · Build

Built to hurricane code, photographed daily

Progress photos and a daily log from the first inspection to the certificate of occupancy.

Straight answers

The questions owners ask about ADUs.

Did Florida pass a statewide ADU law?
No. SB 48 passed the Senate in 2026 but did not become law, and state statute still leaves ADU rules to local governments. Whether you can build one, and how big, is decided by your city or county ordinance. We check it before we draw anything.
Can I rent my ADU short-term?
It depends on your city. Some set a minimum rental term, and some restrict who may rent an ADU at all. We confirm the rental rules for your address as part of the ordinance check, so you know before you spend anything on design.
What will mine actually cost?
Most detached ADUs in South Florida land between $210,000 and $310,000 all-in for about 600 square feet. Site conditions, utility connections and impact fees move that number, which is why we price yours to the dollar before you commit.
How much rent should I expect?
An estimated $15,000 to $30,000 a year in gross rent at 2026 one-bedroom market rates, before vacancy, taxes, insurance and maintenance, and subject to your city's rental rules. Your own number depends on your market and your unit. The free ADU guide walks through how to estimate it.
